Selecting and contracting the right architect, technical architect, main contractor, and specialist subcontractors for the specific project. Reviewing bids, comparing offers, negotiating terms, and making sure every contract serves the project, not just the people signing it.
Working with the architect to translate the client's brief into a workable design proposal. Coordinating the development of drawings and specifications. Managing the licensing process — works licences, first occupation licences, and any other administrative permissions needed so the project can proceed on schedule.
Coordinating the schedule of quantities and qualities that underpins the construction budget. Reviewing certifications presented by the architect during construction, validating change orders, and tracking the project against budget throughout. Where deviations occur, identifying them early and proposing the corrections needed to keep the project on track.
Day-to-day coordination of the works on behalf of the client. Site meetings, supervision of progress, coordination between the architect, technical architect, contractor, and trades. Monitoring quality of finishes and adherence to the agreed programme. Acting as the client's representative on site at all times.
Working alongside the client's lawyer on all legal aspects of the project — property documentation, services and supplier contracts, licensing, insurance compliance, and payment flows. International clients in particular benefit from having one person coordinating the project team with the legal team.
Coordinating the kitchen, interior design, furnishings, landscaping, audio-visual, and any other specialist trades operating outside the main construction contract. Bringing these together at the right moment so the property is delivered fully finished and ready to use.
Managing the final stages — certificate of completion, first occupation licence where required, snagging list, commissioning of installations, and a structured handover to the client or onward buyer. Where relevant, coordinating the declaration of new build with the lawyer to register the maximum lawful square metres for resale.
